An ‘unprecedented’ level of interest in a development of homes, selling for over £400,000, has been achieved through innovative design and marketing, resulting in ¾ of the project being sold off-plan.

Villafont Homes has not only ‘bucked the trend’ in the Brooklands area of Manchester by building just 12 homes on the ‘extensive’ site, when the majority of new build in the area is high density apartments, but has included Passivent assisted ventilation in each of the town houses and apartments, rather than ‘conventional’ mechanical extraction.

In the homes, a Passivent AV riser system ensures each level is effectively and efficiently ventilated. A discreet continuously running, but silent, low energy DC fan located in the loftspace helps extract damp, moisture laden air to a low profile roof terminal from “wet” rooms of kitchens, bathrooms and en-suites via humidity sensitive extract grilles linked to the roof terminal by discreet ducting run through the walls. The extracts open progressively as moisture levels increase, thereby responding to demand. Strategically located inlets ensure a constant, gentle flow of background trickle ventilation into the three-storey house or apartment. The only energy consumed is that used by the central fan- one for each of the houses, and one for each of the two apartment buildings.

The Passivent system means there are no noisy mechanical extract fans in the living spaces, and no need for occupants to turn extraction on and off as required, ensuring a constant, draught-free exchange of fresh air into the home.

Paul Danks, Villafont Sales and Marketing Director, elaborates, “We have courted controversy with the whole Brooks Villa development: the locals are keen to minimise dense, boringly designed new build schemes, and have a slogan- ‘don’t flatpack Brooklands’. We have used that to our advantage, turning it into ‘doesn’t flatpack- create elegant homes where people want to live’. Within weeks of launch, we had sold nine of the 12 properties off plan Local residents have definitely voted with their cheque books as all current buyers live or work within a ¾ mile radius of the site. Brooks Villa is a secluded and immensely private development, featuring a sweeping driveway. Just three family houses remain.”

Passivent supplies a comprehensive range of BBA certified natural and assisted ventilation solutions, plus Positive Input Ventilation, intelligent and standard mechanical ventilation, a complete range of trickle ventilators and the Fresh range of through wall ventilators, with or without acoustic options. All of these contribute towards efficient ventilation of the home with little or no energy consumption.
